There are several types of referencing that you might be asked to provide in order to prove whether you are suitable to rent one of our rooms. These will vary depending on the kind of tenant you are - for example, if you’re a student, full-time employee, or self employed.

Right to rent check

We must legally check that you have a right to rent in the UK.

This check will involve providing proof of identity (such as your passport) and other documents that prove your right to rent in the UK. 

Applicants with Biometric Residence Permit, Biometric Residence Card, settled or pre settled status, eVisa, Digital application the EU Settlement Scheme, British national (Overseas).

Physical biometric cards are no longer accepted to prove your right to rent and you can only evidence your right to rent by providing a share code.

Nationals of an EEA country, Switzerland, Australia, Canada, Japan, New Zealand, Singapore, South Korea or the USA

Those coming to live in the UK for more than six months will have a visa in their passport and will collect their biometric residence permit post-arrival or will have been issued an eVisa.

Those entering the UK as a visitor, including for short-term study or for business reasons will be granted automatic Permission to Enter for a maximum period of six months and will not have a document to evidence their lawful status in the UK. These nationals are permitted to use a combination of their passport, plus evidence of entry to the UK to demonstrate their right to rent.

Visa nationals collecting their Biometric Residence Permit (BRP) after arrival

Visa nationals collecting their Biometric Residence Permit (BRP) after arrival will be able to evidence their right to rent by producing the short validity vignette ( Entry Clearance) in their passport which they used to travel to the UK.

Proof of income

The following documents will need to be provided within 24h of application

  • Payslips (last 3 months).•

  • Bank statements (last 3 months) showing your current account balance and any savings account if you have any.•

  • A contract of employment, if you are not yet employed.• Proof of a loan or scholarship if you are a student.

Previous landlord references

You will need to provide the email of your previous landlord/agency who will give us references within 24h of application. If you do not have a previous landlord we can accept character references from a previous employer, school teacher, professor. Friends or family member's references will not be accepted.
